Our properties typically become available June 1st for leases running through May 31st of the following year, aligning with the Lehigh University academic calendar. Most students sign their leases months in advance — often in the fall semester for the following year. If you’re looking for the 2027–2028 school year, reach out now to get on our waitlist before units are gone.
Standard leases are 12 months, running June 1st through May 31st. This gives student groups continuous occupancy through the summer, which most groups prefer for storing belongings and returning for internships or summer classes. We can discuss lease terms during your tour — just text or call us to start the conversation.
Pet policies vary by property. Some homes are pet-friendly with a pet deposit; others are not. If having a pet is important to your group, let us know upfront so we can match you with the right listing. We’re straightforward about what each property allows and we won’t waste your time showing you a home that doesn’t fit your situation.
Utility arrangements vary by property. Some homes include water and/or trash in the rent, while others require tenants to set up and pay all utilities independently. We will walk you through exactly what is and isn’t included for any property you’re interested in. We also provide estimates of typical monthly utility costs so your group can budget accurately before signing.
